Why Do They Say "Location, Location, Location?"
Because it's the only thing you can't change.
Every investor has heard the phrase.
"Location, location, location."
It's repeated so often that it's almost become background noise. Most people nod their heads, agree that location matters, and move on without ever thinking much about why.
After more than two decades in real estate, I've come to believe the phrase survives because it's true in a way that few other investing clichés are.
Everything in real estate is negotiable except the location.
Think about all the things that can be changed. You can remodel a kitchen. You can replace a roof. You can add a bathroom. You can update flooring, paint, fixtures, landscaping, and curb appeal. In some cases, you can even add square footage or completely reconfigure a floor plan. Investors create value by changing properties every day.
But once you buy a property, you're married to its location. That's important because location affects almost everything else. You want properties where people want to be. People generally prefer good schools, convenient shopping, reasonable commutes, low crime, attractive neighborhoods, and a sense that the area is moving in the right direction. When people want to live somewhere, demand tends to remain strong.
You also want properties where businesses want to be. Employers create jobs. Jobs create demand for housing. New businesses attract supporting businesses, which attract more people, which creates more demand. Healthy communities tend to build on themselves over time.
This doesn't mean every investment has to be in the nicest neighborhood in town. Some of the best opportunities exist in transitional areas or neighborhoods that are improving. The key is understanding the direction of the community. Are people moving in or moving out? Are businesses opening or closing? Is investment flowing into the area or away from it?
I've seen investors become so focused on spreadsheets and projected returns that they barely considered where the property was located. On paper, the numbers looked fantastic. In reality, they spent years dealing with higher turnover, more maintenance issues, collection problems, vandalism, and headaches that never appeared in the original analysis.
The property may have been cheap for a reason.
Life is too short to spend it fighting battles that come with owning real estate in places where few people want to live, work, or invest.
When evaluating a property, I still look carefully at the numbers. Every investor should. But before I get too excited about a deal, I ask a simpler question: If I could pick up this house and move it somewhere else, would it be worth more or less?
The answer usually tells me everything I need to know about the importance of location.
