7 Renovations That Actually Boost Your ARV
Because not all upgrades are created equal

You’ve got a renovation budget. You want that After Repair Value to soar. But tossing granite at a bad layout or installing crown molding in a 900-square-foot ranch isn’t going to cut it.
Here are the renovations that actually move the needle on ARV—backed by experience, appraiser logic, and market data.
1. Kitchens That Make Sense
Not just upgraded—updated. Open up a cramped space. Add function. Think: layout, storage, and lighting. Stainless appliances and quartz counters help, but flow matters more.
2. Bathrooms That Don’t Feel Like Closets
Double sinks in the master, a walk-in shower, and clean, modern finishes. Bonus points for removing that old garden tub no one uses.
3. Modern Flooring
LVP is the MVP. Durable, attractive, and budget-friendly. Skip the carpet (unless it’s a bedroom), and tile smartly. Flooring sets the tone for the whole house.
4. Functional Square Footage
A finished basement, attic conversion, or added bedroom can count—if done right. It’s not just more space; it’s usable space that appraisers recognize.
5. Curb Appeal That Doesn’t Lie
New paint, clean landscaping, updated front door. First impressions matter—both for appraisers and buyers. It’s a fast way to add perceived value.
6. Energy-Efficient Windows & HVAC
Buyers (and appraisers) love efficiency. It shows the home is updated behind the walls. Plus, it’s easier to finance with FHA or VA loans.
7. Open Concept (But Not a Gut Job)
Taking out the right wall can change the whole feel of a house. Don’t overdo it—just let the space breathe.
Skip These Unless It’s Luxury:
Heated towel racks
Wine fridges
Over-the-top light fixtures
Fancy backsplashes that cost more than the cabinets
Renovate with intention. Focus on what increases value—not just what looks cool on Instagram.
