3 Things to NEVER Say to a Seller

When you’re negotiating a deal, every word matters. Sellers are listening closely—not just to what you say, but to what it implies. Say the wrong thing, and you’ll torpedo trust, trigger defensiveness, or worst of all—talk yourself out of the deal.

Here are three phrases to avoid like mold in the crawlspace:

1. “Wow, this place is a dump!”

You’re thinking “motivated seller,” but they’re hearing “insult.”

Even if the place is collapsing in on itself, never trash-talk the property. Sellers still have emotional ties. Be tactful:

“Looks like it needs a little love—but I’ve worked with homes like this before.”

2. “What’s the least you’ll take?”

Instant red flag. It screams “I’m here to lowball you.”

Instead, ask questions that build value for both of you:

“What’s most important to you in how this deal gets done?”

3. “I’m new to real estate.”

You might think honesty builds trust. And sure—it does.

But this phrase undermines your credibility instantly. Instead, lean on your team or system:

“I work with a team that’s handled dozens of transactions like this.”
