Why You Should Walk The Neighborhood — Twice

Before you buy an investment property, you need to meet the neighbors—without actually meeting the neighbors. Go for a walk. Then go again, later. The first time, you’ll notice the lawns, the cars, the smell of fresh paint or the lack of it. The second time—at a different hour—you’ll meet the neighborhood’s real personality. That’s when the guy with the unmuffled Camaro comes home, the music starts, and suddenly the “quiet street” in the listing description starts to sound like a tailgate party at a minor league stadium.
Walking twice tells you what Zillow never will: whether this is a place people take pride in or just tolerate. Is everyone inside watching Netflix by 7, or does the sidewalk turn into a dog park, poker table, and daycare all at once? Both can be fine—depending on who your tenants will be. But you won’t know until you see it.
And if walking the neighborhood—day or night—makes you glance over your shoulder more than once, congratulations. You’ve already learned something important. You don’t belong there. Move along. There are plenty of houses that won’t make you check for escape routes.
