You’ve probably heard it called a Quick Flip, Flip Lite, or Pre-hab. Pick your favorite—it’s all the same basic idea: make just enough improvements to move the property fast and profitably without going through a full-blown rehab.
The trick is to know when it’s smart—and when it’s a waste of time.
What It Is
A Half-Flip is about cleaning, clearing, and cosmetically upgrading just enough to attract the next buyer—usually another investor or a retail buyer looking for a “project.”
You’re not aiming for HGTV-ready. You’re aiming for move-in possible.
Think paint, trash-out, landscaping, and maybe new flooring if the smell is starting to haunt your dreams. The goal: a good first impression that says, “someone cared.”
Why It Works
Speed and simplicity. You’re in and out fast, the carrying costs stay low, and you free up cash for the next deal. It’s especially handy when:
You got a great purchase price but margins are tight.
The property’s in a hot area where buyers compete for anything decent.
You want to offer seller financing or wholesale to another investor.
In those cases, the Half-Flip shines.
The Catch (and It’s a Big One)
If your likely buyer is using FHA financing, skip the Half-Flip. FHA loans require the property to be “safe, sound, and secure”—which is bureaucrat-speak for “fully rehabbed or we’re not touching it.”
FHA appraisers will flag missing flooring, outdated electrical, cracked windows, nonfunctioning appliances, and basically anything that makes the house look less than move-in ready. So, if that’s your target buyer pool, go all in and do the full rehab.
Otherwise? Half-flip away.
It’s the perfect middle ground for investors who want faster returns without the dust, drama, and three contractor divorces that come with a full renovation.
