How to Evaluate Any New Opportunity
Real estate investors are opportunity magnets. I don't mean that as a compliment — I mean it the way a refrigerator is a magnet for children's drawings. Things just accumulate.
My inbox is exhibit A. On any given morning I have three new deals, two partnership proposals, a webinar about a strategy that is "changing everything," and at least one person who has discovered a market where prices only go up. (They always have. It never does.)
Before you run a single number on any of this, here is the framework I use — for real estate deals, business ventures, new asset classes, and most major decisions that involve your money, your time, or your sanity.
Alignment
This is where most investors don't start, which is why so many end up in businesses they're good at but hate.
Alignment has three layers. First: does this fit your personal vision? Some investments require you to become someone you didn't plan on being — a landlord fielding 2 a.m. calls, a developer managing seventeen contractors with seventeen excuses, a syndicator whose actual job is now sales. The return might be real. The life that comes with it might not be what you wanted.
Second: does it match your values? Plenty of opportunities are legal, technically ethical, and still wrong for you. You already know which ones those are. Trust that.
Third: does it fit your current circumstances? Skills, experience, interests, geography, time of life. A 30-year-old with no dependents and cast-iron nerves should evaluate differently than someone protecting thirty years of accumulated wealth. Warren Buffett doesn't day-trade penny stocks. That's not humility — that's alignment.
Return
Here's where most people start. I'd argue it should come third.
Return on Investment and Return on Cash are the standard metrics, and we'll unpack them both in future issues. But the metric investors most consistently undervalue is Return on Effort. Some deals produce decent numbers and consume everything you have. A simpler deal might generate comparable results while leaving you with enough mental bandwidth to, say, recognize the next good opportunity when it arrives.
Ask yourself honestly: what is my time worth? Then do that math too.
Risk
Every opportunity carries risk. The question was never whether — it's whether you understand it and can absorb it.
Some risks can be analyzed: market conditions, financing terms, execution complexity. Others can only be estimated: partner reliability, your own learning curve, the regulation that doesn't exist yet.
Know which category you're in. The risks you can't fully see deserve more than a footnote.
Bandwidth
This one damages more investors than bad deals do.
Bandwidth is your finite capacity — time, capital, energy, attention. Every yes is a no to something else. Investors who overextend don't just underperform on the new thing; they tend to degrade what was already working. It's not a new deal problem. It's a arithmetic problem.
Before you add anything to your plate, do an honest inventory of what's already on it.
Then Take a Small Step
If the opportunity clears all four filters, you still don't have to bet the farm to find out if you're right. Do one deal. Take a minority position. Find a partner who has already paid for the education you're about to need.
