The Docs You Need from Your Contractor

When hiring a remodeling contractor, you can expect to receive the following documents: 

  • Contract agreement: A binding legal document that outlines the agreement between you and the contractor 

  • Scope of work: Defines what will be done during the renovation 

  • Construction schedule: A timeline that outlines the project's start and finish dates, as well as when each stage will take place 

  • Cost estimates: Detailed cost estimates, including hard costs for labor and materials, and soft costs for other expenses 

  • Insurance and workers' compensation: Documents that show the contractor has insurance to cover accidents or injuries that may occur during the project 

  • Business license: Proof that the contractor is a licensed business 

  • List of subcontractors: If the contractor is using subcontractors, a list of who they are 

  • As-built drawings: Drawings that document the completion of the project

  • W-9 for the individual or the company, whoever is getting paid.
