In the early 2010s I partnered with two friends — Jimmy and John — to buy foreclosures at courthouse auctions across Georgia. The cycle is brutal by design: thirty days from public announcement to sale, auctions held simultaneously across the state on the same day and hour, and you must have every dollar of your bid physically on your person when you raise your hand. The night before each auction we'd huddle over our spreadsheets making decisions we never had quite enough money to cover. Every property on the list had numbers that worked. So we'd sit there until the small hours debating the things the numbers didn't capture — how big is the rehab, what's the market like in that town, how far is it from Atlanta on a bad traffic day (which in Atlanta is every day).
I noticed we were always talking about the same things. So I added five columns to our spreadsheet, rated each property on those factors, and blended the scores with the profit and ROI numbers to produce a grade for each property.
Jimmy and John took one look and said, "You nerd," and went back to arguing.
I was not deterred.
The 30% the Numbers Don't Cover
Here's what I've learned across more than two thousand transactions: the numbers will tell you about 70% of the feasibility of any deal. That remaining 30% is where a lot of investors get hurt.
For a fix and flip, the intangibles look like this: What's the market temperature in this specific neighborhood — not the city, this street? What do the neighboring homes and yards look like? How far is it from your office, and how often will you realistically be able to get there during a rehab?
For a rental, the questions shift: Would someone actually want to live here long term? Do people feel safe in this area? Tenants who move in out of desperation don't stay. Long-term tenants — the ones who pay on time, take care of the property, and renew their leases — choose places where they feel settled. That's not a number. That's a feeling that produces numbers.
These factors are real. They're just resistant to spreadsheets.
The Property Perception Index
That nerd move from the courthouse auction days never left me.
