Six Ways to Profit from Real Estate

Here are six things you can do with a property to make money.

  1. Sell. This can be as a result of adding value through remodeling (a flip), or after holding the property for a period of time (appreciation).

  2. Long Term Lease. Someone pays you for the right to occupy and use the space. Lease periods range from a period of months to sometimes years. Longer terms are common in commercial leases.

  3. Short-term Rental. Increasingly common, especially in vacation or destination locations, but this is not limited to those locales. Any town that has a couple of hotels may justify creating a short-term rental.

  4. Co-Rooming. Rent a house out by the room. It's an old strategy that is seeing a revival in these times of inflationg.

  5. Seller-Finance. This is especially effective if you buy a house well below it's value. Sell at value with normal financing terms, but your effective rate of return will be much higher than the interest rate.

  6. Lease with Option. You can make money on the monthly spread, but also on the future selling price.
