Seven Ways to Buy Property with Little or Nothing Down

Before I tell you the seven ways, let me tell you something about how I used them.

I bought and sold 450 houses before I ever used my own money on a flip. Not because I didn't have any — but because I didn't need to. I used equity partners' capital for the flips and reserved my own money for acquiring rentals. Understanding how to control property without deploying your own cash isn't a workaround for people who are broke. It's a strategy used by experienced investors at every level.

Here's the other thing worth understanding before we get to the list. In real estate, control is often more valuable than ownership. If you can control a property — determine what happens to it, when, and at what price — you can profit from it without ever holding title. Your awareness of these methods will let you say yes to more opportunities, and in turn hear more yeses from sellers.

1. Purchase Contract with an Equity Partner

You find the deal. Your partner provides the capital. You split the profit. This is the most common entry point for investors who are long on knowledge and short on cash — and it's exactly how I funded hundreds of flips. The finder brings the deal and manages the project. The equity partner brings the money and takes a negotiated share of the return. Both parties win.

2. Option Contract

You pay a relatively small amount — sometimes just a few hundred dollars — for the right to purchase a property at an agreed price within a defined window of time. You don't own it. You control it. If the deal works out, you exercise the option or sell it to another buyer. If it doesn't, you walk away having lost only the option fee.

3. Lease

You lease the property from the owner, then sublease it to a tenant at a higher rate. Done correctly, this generates cash flow on a property you don't own and didn't purchase. Works best with motivated landlords who want income without management headaches.

4. Lease with Option Agreement

A lease combined with the right to purchase the property at a predetermined price before the option expires. You control the asset, generate income from it if subleased, and retain the right to buy — locking in today's price while the market potentially appreciates.

5. Contract for Deed

Also called a land contract or installment sale. The seller finances the purchase directly and retains the deed until the buyer completes payment. No bank required. Particularly useful when a buyer can't qualify for conventional financing or when a seller wants income rather than a lump sum.

6. Subject-To

You take over the existing mortgage payments without formally assuming the loan. The deed transfers to you, but the underlying financing stays in the seller's name. This is a more advanced strategy requiring careful execution and full transparency with the seller — but it can allow you to acquire property with minimal cash outlay while inheriting favorable existing financing.

7. Seller Financing

The seller acts as the bank. Instead of receiving the full purchase price at closing, they receive monthly payments over time at a negotiated interest rate. Ideal for sellers who don't need a lump sum, have significant equity, and want an income stream. Often produces better terms than conventional financing — and no bank approval required.

Each of these strategies deserves its own deeper treatment, and we'll get there. For now, know that they exist, know that they work, and know that the investor who understands all seven can respond to almost any seller situation with something other than "I'll have to pass."
