  • Land Use - It is unlikely a municipality will enforce zoning changes on existing structures, but bear in mind that imminent domain forced sales do occur. 

  • Usage Restrictions - Municipalities are increasingly banning short-term rentals. While the constitutionality of these bans has not yet (as of this writing) been tested, those bans will for the moment affect your ability to use this strategy. 

Tax increases - One of life’s inevitabilities is taxes. And they rarely decrease. You will want to study the impact of possible future tax increases on the viability of your project.
