
Clustering your rentals together has certain advantages (economies of scale when doing maintenance work, for example). Disadvantages include the “all eggs in one basket” problem. If an area goes through a transition due to economic, educational, or political changes, your entire portfolio could suddenly be in a difficult position. Only you can make the decision whether to buy. Consideration for the stability of an area should be a factor.
