Building Hurricane-Resistant Homes
Part 1: It Starts Before You Pour the Foundation
When most people think about hurricane-resistant construction, they picture impact-resistant windows, concrete walls, and metal roofs. Those things certainly matter, but they're not where hurricane resistance begins. It begins much earlier, with decisions made before the first shovel ever touches the ground.
My wife and I were in western North Carolina when Helene hit. We learned then that Mother Nature doesn't negotiate. Heavy rain, high winds, flooding, landslides, and the power outages stranded us for days. If you're building or investing in coastal areas of the Gulf Coast, Florida, the Caribbean, or Central America, hurricanes aren't a possibility—they're part of your long-term business plan.
The encouraging news is that modern engineering has made tremendous progress. Today, we know far more about why homes fail than we did even twenty years ago. We also know why certain homes seem almost untouched after catastrophic storms while neighboring houses are reduced to piles of lumber. It isn't luck. It's engineering.
Over the next few weeks we'll explore the materials, products, and technologies that make homes dramatically more resilient. This week, however, we're beginning where every successful project begins—with planning.
The Cheapest Hurricane Protection
If you're shopping for land, here's the best hurricane advice I can offer.
Buy a better lot.
That may sound overly simplistic, but it's amazing how often investors spend tens of thousands of dollars trying to overcome problems that could have been avoided simply by choosing a different building site.
A mile farther inland may reduce storm surge risk dramatically. Twenty feet of additional elevation may eliminate the need for expensive flood mitigation. Better natural drainage may keep your property dry while neighboring lots become temporary lakes after heavy rainfall.
The old real estate saying about location has always been true, but in hurricane country it takes on another meaning. Location isn't just about schools, shopping, and resale value. It's also about risk.
Before purchasing land, study FEMA flood maps if you're in the United States. Learn the history of storm surge in the area. Pay attention to natural drainage, nearby rivers, and whether the property has a history of standing water after heavy rains. Look at neighboring homes. If every older house nearby sits several feet above grade, there's probably a reason.
I'd much rather spend a little more buying the right lot than spend far more trying to compensate for the wrong one.

Hurricanes Have Three Weapons
People often think hurricanes destroy homes with wind.
Not exactly.
Wind gets the headlines, but hurricanes attack buildings in three different ways, and each one requires a different engineering solution.
The first is obvious: sustained high winds that can exceed 150 miles per hour in the strongest storms. Wind creates enormous uplift forces, literally trying to pull roofs away from the walls and walls away from the foundation.
The second is water. In many hurricanes, flooding and storm surge cause far more damage than the wind itself. Water undermines foundations, destroys mechanical systems, ruins interiors, and can leave a structurally sound home uninhabitable.
The third is debris. Once the wind begins tearing apart neighboring structures, pieces of roofs, fences, signs, tree limbs, and construction materials become high-speed projectiles. A single broken window allows internal air pressure to build rapidly inside the house, dramatically increasing the forces trying to lift the roof away.
Designing for one of these hazards while ignoring the other two is like wearing a football helmet with no shoulder pads. Protection only works when the entire system works together.
Shape Matters
One of the biggest surprises for many people is learning that the shape of a house has a tremendous impact on how it performs during a hurricane.
Wind doesn't simply push against a building. As it flows around the structure, it creates areas of positive pressure and negative pressure. Those changing forces are constantly trying to lift, twist, and pull the building apart.
That's one reason square and rectangular homes often experience greater wind loading than round or multi-sided structures. Circular, octagonal, and hexagonal homes allow the wind to flow around them instead of crashing directly into broad flat walls. Companies like Deltec have built an entire reputation around this principle, producing homes that have survived hurricanes which destroyed many neighboring structures.
Of course, most of us aren't going to build a circular house, and that's perfectly fine. Good engineering can make traditional homes remarkably resilient. The important lesson is simply to avoid unnecessary weak points.
Large roof overhangs act like airplane wings when the wind gets underneath them. Complex rooflines with multiple valleys create areas where uplift forces concentrate. Decorative architectural features may look beautiful on a calm spring afternoon, but during a Category 4 hurricane they often become liabilities.
Simple designs usually perform better.
That's one reason you'll notice that many high-performance coastal homes have clean rooflines, modest overhangs, and uncomplicated footprints. Engineers aren't trying to make them boring. They're trying to make them survive.
Why Hip Roofs Win
If there's one feature that consistently appears on hurricane-resistant homes, it's the hip roof.
Unlike a traditional gable roof, which presents a large vertical wall to the wind, a hip roof slopes downward on all four sides. That shape allows wind to flow around the structure instead of striking it like a sail.
Roof pitch matters too. Roofs pitched somewhere between roughly 30 and 45 degrees tend to perform better because they encourage the wind to move over the house rather than creating excessive uplift beneath the roof covering.
The roofing material itself is important, but the structure underneath matters even more. A premium metal roof installed on an inadequately connected roof system is still vulnerable. Likewise, an inexpensive roof installed over a properly engineered structure may survive surprisingly well.
As we'll discuss next week, hurricane-resistant construction isn't about finding one magic product. It's about creating multiple layers of protection.

The Most Important Concept
Ask an engineer what keeps a house standing during a hurricane and you'll probably hear a phrase that rarely appears in real estate investing conversations:
Continuous Load Path.
It sounds technical, but the idea is remarkably simple.
Imagine grabbing the roof of your house with a giant crane and trying to lift the entire structure into the air.
What keeps it together?
Ideally, every force travels continuously from the roof, through the framing, into the walls, down into the foundation, and finally into the ground itself. Every connector along that path must be strong enough to transfer those forces without failing.
That's why engineers spend so much time thinking about connections rather than individual materials. A concrete wall isn't much help if the roof isn't securely attached to it. Likewise, a beautifully engineered roof won't survive if the walls aren't firmly anchored to the foundation.

The Foundation Determines Everything
If you've ever seen photographs after a major hurricane, you've probably noticed something remarkable. In some neighborhoods, the houses are gone but the concrete foundations remain almost untouched.
That's because foundations rarely fail first. More often, everything attached to them fails.
Even so, the type of foundation you choose matters tremendously, especially in areas vulnerable to storm surge.
A traditional concrete slab works well in many parts of the country, but it has limitations along the coast. If storm surge enters the home, you're often looking at extensive damage to flooring, drywall, insulation, electrical systems, HVAC equipment, and everything else below the water line.
For properties exposed to significant surge risk, elevating the home is usually the better solution.
Concrete pilings remain the gold standard for coastal construction. Driven deep into stable soil, they allow storm surge to pass beneath the structure instead of through it. They're more expensive, but in the right location they're often the single best investment you can make.
Stem-wall foundations are another excellent option where flood risk is moderate rather than severe. They raise the finished floor several feet above grade while maintaining the strength of a traditional foundation. In some situations, helical piles are becoming an attractive alternative, particularly where poor soils make conventional foundations difficult or expensive. Installed by literally screwing steel shafts deep into the ground, they can often be installed more quickly with less site disturbance than driven pilings.
Whatever foundation you choose, remember this: elevation is always cheaper than rebuilding.

Every Connection Matters
Earlier I introduced the idea of a Continuous Load Path. Now let's talk about how builders actually create one.
Modern hurricane-resistant construction relies on dozens of metal connectors working together. Hurricane straps tie roof trusses to the walls. Heavy anchor bolts secure walls to the foundation. Structural screws replace ordinary fasteners in critical locations. Ring-shank nails grip roof decking far more securely than smooth nails, making it much harder for wind to peel the roof apart.
If there is one place you should never allow a builder to "value engineer" a project, it's the connectors.
These components represent a tiny percentage of the total construction budget, yet they often determine whether the house survives intact. Spending an extra few hundred—or even a few thousand—dollars on better connectors during construction can prevent hundreds of thousands of dollars in damage later.
One additional improvement that's becoming increasingly common is the sealed roof deck. Traditionally, shingles or metal roofing served as the home's primary weather barrier. The problem is that if the roof covering blows away, rain immediately pours into the attic and the home can become a total loss even if the structure itself remains standing.
A sealed roof deck adds a secondary waterproof membrane beneath the finished roofing material. Even if the roof covering is damaged, the home remains remarkably dry until repairs can be made. It's one of those upgrades that's almost invisible after construction but invaluable during a storm.
The FORTIFIED Standard
Over the last several years, one building standard has become increasingly important in hurricane-prone regions: the FORTIFIED Home™ program developed by the Insurance Institute for Business & Home Safety (IBHS).
Think of FORTIFIED as a blueprint for resilience rather than a single product. It focuses on strengthening the entire building system instead of simply adding stronger windows or thicker walls. Builders who follow the standard pay particular attention to roof attachments, roof decking, sealed roof systems, opening protection, and the connections that create that Continuous Load Path we've been discussing.
Perhaps the most important feature is independent verification. A third-party evaluator confirms that the work has actually been completed to the required standard. That's reassuring for homeowners, attractive to buyers, and increasingly valuable to insurance companies.
In many hurricane-prone states, homes meeting FORTIFIED standards qualify for insurance discounts because they're statistically less likely to suffer catastrophic damage. The exact savings vary by insurer and location, but over the life of a home those discounts can offset a meaningful portion of the additional construction cost.
If I were building a home anywhere along the Gulf Coast, Atlantic Coast, or Caribbean today, I'd want my builder to be familiar with the FORTIFIED program from the very beginning of the design process.
Don't Forget the Things That Keep You Comfortable
Surviving the storm is only part of the challenge. Living comfortably afterward is becoming just as important.
Modern hurricane-resistant homes increasingly include whole-house surge protection, backup generators, battery storage systems, and rooftop solar capable of operating independently from the electrical grid. Mechanical equipment is mounted above expected flood levels whenever possible, and electrical panels, water heaters, and HVAC systems are positioned where floodwaters are less likely to reach them.
None of these upgrades will keep your roof from blowing away.
But they may allow your family—or your tenants—to return home weeks before neighboring properties are habitable.
That's resilience.
Final Thoughts
People often ask whether hurricane-resistant construction is worth the additional cost.
I think that's the wrong question.
The better question is this: Which upgrades provide the greatest reduction in risk for the dollars invested?
You'll notice something interesting about many of the recommendations in this article. The most valuable improvements aren't necessarily the most expensive. Choosing a better lot, simplifying the roofline, using stronger connectors, sealing the roof deck, and following a proven engineering standard often provide far greater protection than expensive cosmetic upgrades.
Builders sometimes focus on making homes look impressive.
Investors should focus on making them perform.
