People ask me how I got into real estate investing. My standard answer: sheer desperation and a lack of communicable job skills.
The longer version involves a ministry career, a divorce, and the dawning recognition that my denomination — along with my family, my friends, and frankly my own common sense — agreed that a career change was not just advisable but inevitable. I had spent years developing skills that were genuinely useful in a church and almost nowhere else. Counseling people through crises. Delivering sermons. Organizing potluck dinners with the diplomatic precision of a UN summit.
The job market was unmoved.
Real estate investing didn't call to me. It was simply the door that opened when most of the others were closed. I walked through it out of necessity, and it turned out to be the best accidental decision of my life.

Please Do Not Do What I Did
I mean that sincerely. The romantic version of this story — brave soul quits stable job, bets on themselves, wins big — makes for great content and terrible financial planning.
If you flip a house tomorrow, you will not see that money for at least four to six months. If you're building a rental portfolio, it takes multiple properties before the cash flow resembles anything like a salary. In the meantime, your mortgage still arrives on the first of the month with its customary indifference to your entrepreneurial journey.
Keep the job. The W-2 income does more than pay your bills — it makes you a better loan candidate, which matters enormously when you're trying to finance deals. The slower path is the real path. Real estate investing is a get-rich-slowly plan, and that's not a flaw. That's the feature.
So When Can You Quit?
Every situation is different, and the honest answer is: maybe never, and that's fine. Not every investor needs or wants to go full-time. Plenty of wealthy people have built substantial portfolios while holding down careers they actually like or at least tolerate.
But if you're determined, or if life has — shall we say — narrowed your options, here's a reasonable threshold: six months of cash reserves for every rental property you own, plus one full year of living expenses in the bank. All of it liquid. All of it boring.
