"I can give you ___________ cash for your property and close in a couple of weeks. You should clear about ___________ after closing. But I can give you more if you can work with me on the terms of the deal."
A statement like that usually gets a buyer to at least ask, "what do you mean?" This is a perfect opportunity for you to tell them just how much more cash they will get and when they will get it.
The seller is not an investor (probably) and is not interested in what you call this transaction (subject-to, wrap, whatever). They just want to know how much is coming their way, when is it coming, and what's the likelihood you can deliver on your promise.
If you can produce at least two possibilities for the seller to consider and deliver them with credibility, you will find yourself with more "yeses" and more deals in your pipeline.
