Build Your Contractor "Bench"
...because change happens

Since the greatest value-add in this business is in the rehab, the most valuable person on your team is your contractor. You need to have a great one. As soon as you get a great one, go get two more. Why?
Here are the reasons:
One contractor can’t give you three bids. Any bids are only as valuable as the contractor is good. A low bid from a bad contractor is a meaningless waste of your time. You won’t get three bids for most of your projects, but you want the ability to check prices constantly. Never grow complacent.
If you get good at this, you will soon grow and need more than one contractor.
Your contractor is unlikely to want you to be their only customer. They are then staking their future on your relationship, and most of them are wary of that. It’s okay. Accept it but also accept the fact that they will not always be available to you.
You always want someone standing by to ask, "How high?" when you want them to jump.
