Every Lead Needs a Front Door

One of the strangest things I see with new investors is how much time they spend preparing for leads before they have any leads.

They form an LLC. They design a logo. They build a website. They order shirts, hats, coffee mugs, and enough branded merchandise to outfit a minor league baseball team. Meanwhile, if someone actually wanted to sell them a house, there would be no obvious way to get in touch.

Don't misunderstand me. There is a place for all of those things (maybe - I’ve done 2000+ deals over 20 years and never had any branded clothing). But at the beginning, your objective is not to look like a real estate investor. Your objective is to become one.

Years ago, when our business began generating more opportunities, I realized something important. Every lead source eventually funnels into the same place. Someone has to call you, email you, text you, fill out a form, or otherwise raise their hand and say, "I might have a property for you."

Before you start building a pipeline, make sure the pipeline has somewhere to go.

The easiest way to do that is with a memorable email address. Use a free provider if you want. The provider doesn't matter nearly as much as the address itself. If your name is Carmen, try something like CarmenBuysHouses, CarmenBuysHomes, or CarmenBuysProperties. Keep trying combinations until you find something simple and easy to remember. Avoid numbers whenever possible. People rarely remember them correctly, and every little bit of friction reduces the chances that someone will contact you.

Even if you already have a personal or business email account, I recommend creating a separate address just for deal flow. This keeps opportunities organized and makes it easier to track where your leads are coming from.

Next, get some simple business cards. You can find free or low-cost options almost anywhere. Don't overthink the design. Nobody is hiring you to win a graphic arts competition. A straightforward card that says "I Buy Houses" along with your name, phone number, and email address is enough.

The goal is not to get business cards. The goal is to get rid of business cards.

Hand them out at networking meetings. Give them to friends and family. Leave a few with people who regularly interact with homeowners. The card itself isn't valuable. The conversations it creates are.

Finally, develop a simple introduction that you can say without thinking about it.

"My name is Roger. I buy houses in any condition. If you know someone who needs to sell a property in the next 30 days, I'd love to talk with them."

That's it.

You don't need a polished sales presentation. You don't need industry jargon. You don't need to sound impressive. You simply need people to remember what you do and how to reach you.
