If you are purchasing a home as a rental, the decision is simple - replace the roof when it needs it. If you are flipping the house the question gets a bit more complicated. Some say "why replace a roof that doesn't leak?" Others will want to provide maximum value to their buyer and will typically replace the roof if it is judged to have less than five years of useful service remaining. If repairs or patches are needed that will be unsightly, many flippers will just replace the roof. Consult with your roofing contractor and your real estate agent for advice.
